Glenwood Trace Apartment Complex

TEC provided environmental consulting services including Michigan State Housing Development Authority (MSHDA) compliant Phase I Environmental Site Assessments (ESAs), Phase II ESAs, NEPA Report (Environmental Assessment/EA), Floodplain Assessment, and Wetland Delineation at the closed Glenwood Trace Apartment Complex (Site) in Battle Creek, Michigan. TEC’s investigations included the performance of environmental drilling, a hazardous materials survey on the multi-building Site. Prior to the initiation of services, TEC coordinated with the current owner of the Site for scope approval, Site access, and private utility identification (to supplement the location of utilities by Miss DIG). The scope was significantly expanded over a standard scope to accommodate the MSHDA and HUD requirements, and TEC subcontracted experts to assist in the delineation of wetlands and floodplain areas impacting the Site.

Services were provided to the Client (Calhoun County Land Bank Authority) on an expedited basis at the request of the Client, so that they could apply for calendar-year funding [Neighborhood Stabilization Program (NSP2) funds provided by the U.S. Department of Housing & Urban Development (HUD)] for the project.
